we're looking at buying a house possibly that can have a business in it... we found one in the PERFECT location and the house costs just as much as our first one did so it's really great. there's a lot of land and it's on the corner so we would have plenty of room to build a cake shop. i was just wondering an estimate of how much it would cost to build the cake shop including ovens and all that... just to see if it's even imaginable right now... i would definetely try to buy as many things used as possible just to keep that in mind. thanks!

Your first step would be to check to see if zoning permits a business in the neighborhood where the house it. Then you won't be wasting time with getting all the info about building the cake shop and then finding out that it's not allowed. Just a suggestion.

Great point. Once you know you can build, then you can contact your bank and ask a loan mortgage officer, if they have a chart for your area of the cost per square feet for business building. They might even be able to give you a "rounded cost for a food business type". This is what they do and to approve loans and what not, they have to have some standards, this is probably the second call you should make.

Thanks, yes I forgot to mention that it is zoned for business already so building would be no problem.

Contact a kitchen designer. In my county, to get the permits, I have to have a blueprint that is stamped/approved by an architect. My designer created the CAD drawings and had an architect they work with do the approvals.

Since I bought the equipment from the designer, she waived the design fee, so it really didn't cost me anything for this expertise and service.

Your costs will depend on lots of variables. New construction is different than a build-out; used equipment obviously makes a positive impact over all new equipment; if your state/county allows a household stove/oven vs. requiring a commercial stove/oven; do you need an exhaust hood /venting system? Grease pit or grease trap? Walk in 'frig or stand alones?

There are lots of threads on this topic. If you want me to just throw out a number, expect about $40k. Clearly the price is contingent on a ton of stuff!

Good luck with everything! I have just started pricing things for my kitchen (planning to get licensed as a caterer). The price will depend upon so many things - what type of equipment, the extras you buy, etc.

I'm also a caterer. My equipment was in the $50K-57K range. My designed found me some great deals on equipment! I thought I'd have to give up my walk-in 'frig, but she managed to fit it in the budget! Build out was $15-20K for approx 1100-1200 sq ft.
