Oh it's beautiful! I love it, the way it flows around the walls of the room. You did a wonderful job with it

JoAnn, your bakery looks awesome! We both thought the same thing......need a t.v. ![]()
Boy they really made you have to have all those sinks, huh? Do you allow customers to come to your home? Can you have a sign out in your yard, or street? I'm in the process of doing that now, but I have to have the sketch ok'd by the zoning board and pay a $50 fee, before putting it up!
Keep on bakin'!
Joann, what a great kitchen. I am in the process of planning to do one, too. I love your wall border.
Congratulations,
Susan
Joann, just a couple of quick questions. How big is your garage? How difficult was it to get plumbing in there? I'm assuming it was just a plain ole garage before??
Susan
Thanks, everyone. I know how fortunate I am- good timing and a good financial partner (my mom).
customcaker- I usually meet customers at a place of their choosing, although some have come to my home. I don't/can't have a sign outside my house.
suzylynn58 - It is a standard two-car garage, with a door opening into the house. I partitioned about 2/3 of the total, adding walls, ceiling and the code required a floor (even though I would have prefered concrete and fatigue mats) The plumbing was a little difficult, in that we had to remove some concrete and trench across the entire front yard-eek! The plumbing bill for the 3 compartment sink, work sink, mop sink and the bathroom sink/toilet was $8,000. Without the trench I would have saved a good amount.
That is a fabulous kitchen. I am so jealous. My DH is talking about turning what was my mother's apartment into a commercial kitchen for me, but I know we can't affor it right now. Especially since we bought our home (next month will be four years ago) 'as is' and we still need to fix so many things. Not the least of which is a new septic system which should run us about $40,000 according to the firm who drew up the plans for us three years ago.
But I wish you all the best! Enjoy it!
Thanks Joann, so they made you put a toilet in, too? We have talked about redoing our garage, but them would need to build a place to park our cars. So now we're planning to do a whole building that 1/2 can be used for storage and then finish the other half for a kitchen. Still in the planning process.
Susan
LOVE IT!! Thank you so much for posting your pics- it is always so fun to look at the designs and little details!
WOW! Congratulations! Looks allot bigger than just part of a 2-car garage.
Did you HAVE to put in a bathroom or did you do that for convenience to not have to go into your house? In Texas we cannot have a door from the kitchen going into the living quarters/house-- the kitchen has to been either disconnected from the house or a completely separate outside door only going into the kitchen.
Good luck with your new kitchen--I'm jealous! ![]()
I have a kitchen in my basement and I purchased a pump system that my dishwasher and sinks drain into and then it pumps into my septic. the pumps come in several sizes, mine was maybe 300-500, and it didn't take my plumber but about 8-9 hours to plumb everything.
I have plain concrete with the mats and they stink!!! They are pain in the butt to clean, sweep, and mop. I have to sweep, vaccumm, and the mop the mats, let them dry overnight. Then I have to pull them up and do the same for the concrete, it's a pain! What do you have down, is it just laid down or is it glued?
Looks good by the way! Don't just love it like a real person! ![]()
