well, I went to see the location that I checked out on the internet and even though the upstairs did look straight out of a magazine, the guy did excellent work!
The building is a cinder block building that was erected in or around 1950, originally it was a steel sink manufacturing place, it has a huge yard that another building could be put onto or paved for parking if I get that busy.
There are several areas that can be 'added' on to and the building has 3 kitchens, which could be made into 3 small living areas if I needed the income and a nice big square room that has all the washer and dryer hook ups that back up into one of the kitchens, or THAT kitchen can be made into a commercial kitchen, leaving me with the upstairs and I'd have to put a spiral staircase and make bedrooms downstairs...
and the other kitchen can be made into a studio apartment with a large bathroom ( yes the place also has 3 bathrooms..lol
But the downstairs is a wreck!! it needs insulation and sheet rock and it has no AC ( we're in florida!) also...it has well water so I don't know if the township will approve of what I want to use it for...
I can extend the upstairs to make it larger and use the 2 living spaces downstairs for income..
so there is a lot of room for a lot of potential....now, just to convince myself to move my business 11 miles North, still wouldn't have walk by traffic nor would I have storefront...but , whatever money I pay, will be for my "OWN" space...

What a great opportunity...I think you may have already made your decision.
The big plus is...the money and time you spend will now be for something you OWN, not rent.
And I have no doubt that where you go, your customers will follow. |

that's what worries me, but..if everything works out...I will be paying the SAME amount monthly but this will be mine!!

I think that's awesome! I don't really see a downside if you are paying the same amount but you own it. It's great!  |

It looks great, especially if there is potential for rental income to help you make the payment! Is there any way to add a small storefront to it? |

I'm sure there is...it all just takes money. I just got off the phone a while ago with the SCORE man and he is coming to speak with me Sunday or Monday.
Since the loan will be for property, he can now help me..lol |

What a great thing! You at least have an opportunity to ofset some of your overhead, and you have room for help, should you need it.

There is such potential with that building and it would be the same price that your paying now, I can't really see how you can go wrong! 11 miles more for quality cakes isn't that far of a drive. congrats on the new opportunity. |

Just think you will eventually own it and it could be your retirement one day. I have moved 3 times and people followed me 16 miles away. Now I will be debt free in 2 yrs and my building is worth 3 times what I paid for it 2 1/2 yrs ago.
You are on the right track even if this turns out to be the wrong property.
And YES!! YOU!! DESERVE!! IT!!!
